Selling Before Xmas

As we all know, many things shut down over Christmas, the New Year and the summer holidays. It might be different this year, with border closures and the like, but generally, this is the longest holiday each year.

How Soon Do I Need To List My Home To Sell Before Christmas?

That means if you are thinking of selling your property in the next few months, before the end of the year, then you really need to have it on the market in the next five weeks, maximum.

The reason for this is in the data. At the moment, the average home for sale on the coast is on the market for roughly twenty eight days. Allowing for any lead in time, or any complication along the way, this means you need to have it listed before the end of October, to be a better than average chance of selling before the end of the year.

Sure the market is moving fast and some properties are selling faster. I don’t think that you should be planning on best case scenario however. We also see sales fall over due to buyer finance issues more than ever, so finding the right buyer, within a short time frame is what you want.

For properties going to auction, and not just by negotiation, you also need to allow sufficient marketing time to get the word out about your auction day. Photos need to be taken, inspections need to be organised. This all has to be considered when thinking about the timing of your sale.
