There will always be another headline
For most Australians, buying a property is one of the biggest financial decisions they will make. Understandably, it can be easy to get caught up in what is happening right now.
But think about how much can change over the life of a 20 or 30-year home loan.
During that time, you’re likely to experience periods of higher and lower interest rates, stronger and softer property markets, changes in the cost of living and plenty of economic uncertainty.
Today’s conditions matter, particularly when it comes to affordability, but they’re unlikely to remain today’s conditions forever.
Your circumstances matter too
People don’t only buy and sell property because of what the market is doing.
Families grow. Kids leave home. Jobs change. People relocate. Some need more space, while others reach a point where they want less maintenance and a simpler lifestyle.
Sometimes the right time to make a move has more to do with what’s happening in your own life than what’s making headlines that week.
Trying to pick the perfect market
It’s natural to want to buy at the bottom, sell at the top or wait until conditions are perfect.
The difficulty is knowing when that moment has arrived.
By the time market conditions become obvious, things may have already changed. A shift in interest rates can affect borrowing capacity and buyer demand. More confidence can bring more buyers back into the market. Increased competition can then influence prices.
There are a lot of moving parts.
Rather than trying to predict every change, it can be more useful to understand your own financial position, your timeframe and what is happening in the specific market where you’re looking to buy or sell.
Property is a long-term decision
A home isn’t a share price that you watch move up and down every day.
For most people, it’s somewhere they live, raise a family and build their lives over many years.
Property markets will continue to change, just as they always have.
So while it’s important to stay informed, one headline shouldn’t necessarily determine a long-term property decision.
